Job Description

Job Objective:

To manage and ensure smooth operation, maintenance, and optimization of the Building Management System (BMS) along with HVAC and associated ELV systems at NBCC project sites, ensuring compliance with project specifications, service level agreements (SLAs), and statutory requirements.

Key Roles & Responsibilities:

1. BMS Operations & Management:

•   Overall responsibility for operation, monitoring, and maintenance of the BMS system installed at site.

•   Ensure seamless integration of systems such as HVAC, electrical, fire alarm, IBMS, and access control.

•   Real-time monitoring of alarms, events, and system performance through BMS workstation.

•   Ensure uptime and reliability of all BMS-controlled systems as per SLA.

2. HVAC System Management:

•   Oversee operation and maintenance of HVAC systems including Chillers, AHU, FCU, Ventilation systems, and VRV/VRF units.

•   Ensure optimal performance and energy efficiency of HVAC systems.

•   Conduct preventive and corrective maintenance as per OEM guidelines.

3. Networking & System Integration:

•   Basic management of IP-based BMS network infrastructure including switches, controllers, and structured cabling.

•   Coordinate with IT/network teams for system connectivity and troubleshooting.

•   Ensure proper functioning of communication protocols such as BACnet / Modbus over IP.

4. Preventive Maintenance & Compliance:

•   Prepare and implement Preventive Maintenance Schedules (PMS) for BMS and HVAC systems.

•   Ensure compliance with NBC norms, safety standards, and statutory regulations.

•   Maintain logs, checklists, and audit records for inspections.

5. Vendor & AMC Management:

•   Coordinate with OEMs and vendors for AMC, breakdown maintenance, and system upgrades.

•   Monitor vendor performance as per contractual obligations.

6. Reporting & Documentation:

•   Prepare daily, weekly, and monthly MIS reports for system performance, alarms, and energy consumption.

•   Maintain as-built drawings, SOPs, and O&M manuals.

•   Support NBCC/client audits and inspections with proper documentation.

7. Team Management:

•   Lead and supervise BMS operators, HVAC technicians, and support staff.

•   Ensure proper training and skill development of team members.

Technical Skills Required:

•   Experience with BMS platforms like Honeywell / Siemens / Schneider / Johnson Controls.

•   Strong knowledge of HVAC systems and controls.

•   Familiarity with protocols: BACnet, Modbus, LonWorks.

•   Basic networking knowledge (IP addressing, switches, LAN).

•   Understanding of IBMS/ELV systems integration.

Educational Qualification:

•   Bachelor’s Degree in Electrical / Mechanical / Electronics Engineering.

Certifications (Preferred):

•   BMS / HVAC certifications from recognized OEMs.

•   Safety certification (optional but preferred).

Experience Profile:

•   Minimum 10 years of experience in BMS & HVAC operations.

•   At least 3–5 years in government / PSU / large infrastructure projects.

•   Strong coordination with stake Holders

•   Good documentation and compliance handling skills

•   Leadership and team management

•   Problem-solving and decision-making ability

Additional Requirements:

•   Availability for 24x7 critical support (if required)

•   Experience in large residential complexes / GPRA / commercial complexes preferred
