Job Description
Key Responsibilities
Land Acquisition & Deal Management
• Identify and evaluate land parcels across Pune and surrounding micro-markets for residential, commercial, and mixed-use development.
• Conduct feasibility studies, title due diligence coordination, and market valuation assessments.
• Negotiate and structure land purchase/sale agreements with landowners, brokers, and institutional sellers.
• Build a robust pipeline of land inventory aligned with company growth targets.
Sales Strategy & Revenue Generation
• Develop and execute sales strategies to meet and exceed monthly, quarterly, and annual targets.
• Drive direct sales of residential plots, commercial sites, and development-ready land parcels.
• Build and manage a network of HNI (High Net Worth Individual) clients, real estate brokers, and channel partners.
• Create and present tailored proposals, pitch decks, and investment rationale to prospective buyers.
Team Leadership & Stakeholder Management
• Lead, mentor, and performance-manage a team of sales executives and relationship managers.
• Collaborate cross-functionally with legal, finance, projects, and marketing teams.
• Liaise with government authorities, RERA offices, and regulatory bodies as required.
• Represent the company at property expos, networking events, and industry forums in Pune.
Market Intelligence & Reporting
• Track real estate micro-market trends in Hinjewadi, Marunji, Wakad, Balewadi, and adjacent zones.
• Prepare MIS reports, pipeline dashboards, and revenue forecasts for senior management.
• Monitor competitor activity, pricing benchmarks, and emerging land-use opportunities.
Qualifications & Requirements
• Bachelor's degree in Business, Real Estate, Civil Engineering, or related field; MBA preferred.
• Minimum 7-12 years of experience in real estate sales, with at least 3 years in a managerial role.
• Proven track record of closing land deals and managing a high-performing sales team.
• Deep understanding of Pune's real estate landscape, especially Hinjewadi and West Pune corridors.
• Strong knowledge of land laws, RERA regulations, and property documentation processes in Maharashtra.
• Excellent negotiation, communication, and stakeholder management skills.
• Proficiency in CRM platforms, MS Office, and real estate analytics tools.
