Job Description
Role Overview
The Telecaller – Real Estate Sales will handle inbound and outbound calls to prospective property buyers in and around Vijayawada, explain project details, convert leads into site visits, and support closures. The role is target‑driven with a clear expectation to contribute to at least two confirmed property sale closures per month in coordination with the on‑ground sales team.
Incentives: Attractive performance‑linked incentives on each qualified site visit and deal closed (no upper cap).
Additional rewards: Monthly/quarterly bonuses for exceeding closure targets, vouchers, recognition awards, etc.
Key Responsibilities
1. Lead Calling & Prospecting
Make 80–120 outbound calls per day to leads from property portals, digital campaigns, referrals, and walk‑ins to identify interested buyers.
Handle inbound enquiries and missed calls promptly, capturing full details (name, contact, location, budget, preference, timeline).
Qualify leads based on budget, preferred area (e.g., Benz Circle, MG Road, Guntur‑Vijayawada highway, etc.), property type (apartment, villa, plot), and buying readiness.
2. Project Pitching & Information Sharing
· Present project features clearly over phone: location advantages, flat sizes, pricing range, payment plans, builder track record, amenities and possession schedule.
· Handle first‑level objections on budget, location, approvals, loan eligibility and competition using standard scripts and project knowledge.
· Share brochures, videos, sample floor plans and Google Maps location via WhatsApp, email or SMS and confirm receipt.
3. Site Visit Booking & Coordination
· Convert qualified leads into site visits by offering suitable slots, explaining benefits of visiting the site, and addressing concerns.
· Coordinate with the site sales team to block time slots, ensure availability, and pass detailed lead notes before the visit.
· Send visit reminders and follow up with clients to minimise no‑shows and reschedule wherever needed.
4. Follow‑ups, Negotiation Support & Closures
· Maintain regular follow‑ups with visited prospects to understand feedback, highlight offers, and move them towards booking.
· Support negotiations by clearly communicating discounts, festival offers, payment milestones and limited‑period schemes as guided by Sales Manager.
· Work with field sales to ensure personal contribution in achieving a minimum of 2 confirmed bookings (sale closures) every month.
5. CRM, Documentation & Reporting
· Update all leads and activities in CRM or Google Sheets on the same day with accurate status, remarks, and next follow‑up date.
· Maintain proper tagging (hot/warm/cold, project, source, budget range, visit status) for easy tracking and management reviews.
· Submit daily and weekly MIS reports on calls made, connections, qualified leads, site visits fixed/done, expected closures and actual closures.
6. Customer Experience
· Maintain polite, professional and empathetic communication in Telugu, and Hindi/English where required, to match the Vijayawada customer base.
· Provide basic guidance on documentation and home loan process and connect clients with respective internal or banking partners when required.
· Encourage referrals from satisfied clients and maintain long‑term relationships for future projects.
Targets & KPIs
Minimum 2 confirmed sale closures per month from your handled leads in coordination with site team.
Daily connected calls: 80–120 (or as per company standard).
Required Qualifications
Education: Inter / Diploma / Any Graduate (candidates with Degree or above preferred; local real‑estate experience can be considered even with lower qualification).
Experience: 1–2 years of telecalling / telesales experience, with at least 6–12 months in real estate, housing finance, or high‑ticket sales preferred.
Local Knowledge: Familiarity with Vijayawada city areas, major landmarks and real estate micro‑markets is an advantage.
Skills & Competencies
Strong verbal communication in Telugu, with workable Hindi/English for out‑station buyers.
Confident phone manner, listening skills, and convincing skills tailored to property buyers.
Target‑oriented, disciplined, and comfortable making high call volumes daily.
Basic computer proficiency – MS Excel/Google Sheets, WhatsApp Web, email and CRM tools.
