Job Description
Property Manager
Job Profile
The Property Manager is responsible for the end-to-end management of residential properties entrusted to ServeFar by landowners, particularly Non-Resident Indians (NRIs). The role ensures that properties are well maintained, legally compliant, financially disciplined, and consistently occupied, while delivering timely, transparent reporting to landowners.
The Property Manager acts as the single point of accountability between landowners, tenants, vendors, and internal teams, ensuring adherence to the Property Management Contract and maintaining long-term relationships with landowners.
Roles & Responsibilities
1. Landowner Relationship & Reporting
- Maintain excellent, professional relationships with landowners and act as their local representative.
- Ensure timely renewal of property management contracts and coordination for service fee collection.
- Share regular updates with landowners on property status, tenancy, rentals, and maintenance.
- Upload quarterly inspection reports with photographs on the property portal, along with recommendations for preventive maintenance.
2. Tenant Management & Leasing
- Attract new tenants through advertising, property listings, site visits, and referral networks.
- Conduct property viewings and explain tenancy terms clearly.
- Shortlist tenants and carry out background verification, including KYC, employment, and reference checks.
- Finalize rental values in line with market benchmarks and negotiate lease agreements.
- Ensure proper onboarding, documentation, and handover of properties to tenants.
3. Rent Collection & Financial Management
- Set and monitor rental collection schedules as per lease agreements.
- Collect rent on time and follow up on late or delayed payments.
- Manage operating expenses related to the property and maintain basic financial records.
- Coordinate with landowners for approvals, escalations, or exceptional expenses when required.
4. Property Maintenance & Vendor Coordination
- Ensure properties are well maintained through periodic inspections.
- Coordinate and supervise repairs, maintenance, and renovation works.
- Engage and manage vendors, contractors, and service providers.
- Recommend and implement preventive maintenance measures to avoid major repairs.
5. Tenant Issue Resolution & Compliance
- Address tenant complaints and service requests promptly and professionally.
- Enforce rules of occupancy and ensure compliance with lease terms.
- Inspect vacated units and oversee handover formalities.
- Initiate lease termination and eviction processes, when required, in coordination with legal and management teams.
6. Vacancy Management & Asset Protection
- Minimize vacancy periods through proactive marketing and tenant replacement planning.
- Conduct pre-handover and post-vacation inspections to assess damages.
- Safeguard the physical and legal interests of the landowner at all times.
Requirements & Qualifications
Educational Qualification
- Graduation in any discipline (Real Estate, Civil, or Facilities background preferred)
Experience
- 0–7 years of experience in property management, facilities management, or residential leasing
- Prior experience handling NRI-owned or premium residential properties will be a strong advantage
Skills & Competencies
- Strong communication and coordination skills
- Ability to manage tenants, vendors, and multiple properties simultaneously
- Sound understanding of rental agreements, local tenancy laws, and compliance
- Attention to detail and documentation
- Problem-solving and conflict resolution abilities
- Comfortable with field work, inspections, and reporting tools
