Job Description

Job Summary:

We are seeking an experienced and proactive Technical Supervisor to oversee the day-to-day technical operations of a high-rise residential society. The candidate will be responsible for managing technical manpower, ensuring smooth operation of all building services, coordinating maintenance activities, arranging skilled and unskilled workforce, and maintaining high standards of safety and service delivery.

  • Key Responsibilities:
  • Technical Operations & Maintenance:
  • Supervise daily operations and maintenance of all building services and technical equipment.
  • Ensure smooth functioning of HT/LT panels, DG sets, transformers, pumps, WTP, STP, fire-fighting systems, elevators, HVAC systems, and common area utilities.
  • Conduct routine inspections and preventive maintenance activities.
  • Attend and resolve breakdowns and emergency situations promptly.
  • Monitor energy consumption and recommend energy-saving initiatives.
  • Manpower Management:
  • Arrange and deploy technical and blue-collar manpower as per operational requirements.
  • Manage electricians, plumbers, technicians, pump operators, HVAC technicians, painters, carpenters, and housekeeping support staff.
  • Coordinate recruitment and replacement of technical manpower.
  • Prepare duty rosters, shift schedules, and manpower deployment plans.
  • Monitor attendance, discipline, and performance of site staff.
  • Vendor & Contractor Management:
  • Coordinate with external vendors and contractors for maintenance and repair works.
  • Verify work completion and service quality.
  • Ensure contractor compliance with society policies and safety regulations.
  • Resident & Client Coordination:
  • Address residents' complaints related to technical issues within defined timelines.
  • Coordinate with the society management committee and Facility Manager.
  • Ensure high levels of resident satisfaction through prompt service delivery.
  • Safety & Compliance:
  • Ensure adherence to safety procedures and statutory requirements.
  • Conduct regular safety audits and toolbox talks.
  • Monitor fire safety systems and emergency preparedness.
  • Ensure compliance with local authorities and regulatory guidelines.
  • Documentation & Reporting:
  • Maintain maintenance logs, service reports, checklists, and equipment records.
  • Prepare daily, weekly, and monthly technical reports.
  • Track inventory of tools, spares, and consumables.
  • Maintain AMC records and service schedules.
  • Team Leadership:
  • Lead and motivate the technical team to achieve operational excellence.
  • Provide on-the-job training and technical guidance.
  • Ensure effective communication between shifts and departments.


  • Required Qualifications
  • Diploma/B.Tech in Electrical, Mechanical, or related Engineering discipline.
  • 3–8 years of experience in facility management, preferably in high-rise residential societies.
  • Knowledge of electrical, mechanical, plumbing, fire-fighting, and utility systems.


  • Required Skills
  • Technical troubleshooting and maintenance expertise.
  • Strong manpower planning and workforce management skills.
  • Vendor and contractor management.
  • Excellent communication and coordination abilities.
  • Knowledge of safety standards and statutory compliance.
  • Proficiency in MS Office and maintenance reporting.


  • Preferred Experience
  • Experience in handling 100+ manpower deployment.
  • Experience in sourcing and managing blue-collar workforce.
  • Knowledge of society management systems and facility management software.
