Job Description

  • HVAC Technician – Facility Management Project
  • Roles & Responsibilities
  • Operate, maintain, and troubleshoot HVAC systems in commercial/residential facility projects.
  • Perform preventive and breakdown maintenance of AHUs, FCUs, VRF/VRV systems, split ACs, package units, chillers, cooling towers, and ventilation systems.
  • Monitor HVAC equipment performance and ensure proper functioning of temperature, pressure, airflow, and other operating parameters.
  • Attend and resolve HVAC breakdown complaints and maintenance requests within the required time.
  • Conduct regular inspections and preventive maintenance as per the scheduled maintenance plan.
  • Check refrigerant levels, identify refrigerant leakage, and carry out gas charging when required.
  • Troubleshoot HVAC-related electrical, mechanical, refrigeration, and control system issues.
  • Coordinate with the Facility Manager, Engineers, and other technicians for smooth facility operations.
  • Maintain HVAC equipment logbooks, daily checklists, breakdown reports, and preventive maintenance records.
  • Ensure proper operation and maintenance of ventilation and exhaust systems.
  • Maintain HVAC tools, spare parts, and equipment in good working condition.
  • Follow all safety procedures, work permits, and PPE requirements while carrying out maintenance activities.
  • Support energy conservation initiatives and ensure efficient operation of HVAC systems.
  • Respond to tenant/occupant complaints related to temperature, cooling, and ventilation issues.
  • Coordinate with external vendors and service contractors during major maintenance and repair activities.
  • Perform any other duties assigned by the Facility Manager or Engineering Supervisor.


  • Requirements

  • ITI / Diploma in Refrigeration & Air Conditioning / HVAC / Mechanical or a related trade.
  • Experience in facility management, commercial buildings, malls, hotels, hospitals, or residential projects.
  • Hands-on experience in HVAC maintenance and troubleshooting.
  • Knowledge of AHU, FCU, VRF/VRV, chillers, cooling towers, ventilation systems, and BMS will be an added advantage.
  • Good troubleshooting and problem-solving skills.
  • Willingness to work in shifts, if required.
