Position OverviewThe Architect is responsible for planning, designing, coordinating, and executing architectural projects for residential, commercial, hospitality, and real estate developments. The role includes client interaction, concept development, approvals, project coordination, and construction support to ensure high-quality, cost-effective, and timely project delivery.

• Key Responsibilities1. Architectural DesignPrepare conceptual, schematic, and detailed architectural designs.
• Develop 2D plans, 3D models, elevations, sections, and working drawings.
• Design villas, apartments, farmhouses, commercial buildings, resorts, and Airbnb projects.
• Ensure all designs comply with Vastu principles (where requested), client requirements, and local regulations.
• 2. Client ConsultationMeet clients to understand project requirements and budgets.
• Present design concepts, layouts, materials, and architectural solutions.
• Revise designs based on client feedback.
• Support the sales team during client presentations and project discussions.
• 3. Project PlanningPrepare space planning and site utilization studies.
• Conduct site analysis and feasibility assessments.
• Coordinate with surveyors and consultants for project planning.
• Recommend suitable construction methods and materials.
• 4. Construction DocumentationPrepare detailed working drawings for execution.
• Produce structural coordination drawings.
• Prepare construction details, schedules, and specifications.
• Ensure drawings are accurate before execution.
• 5. Site CoordinationConduct regular site visits.
• Coordinate with contractors, engineers, vendors, and consultants.
• Monitor construction quality and design compliance.
• Resolve site-related architectural issues.
• 6. Government ApprovalsPrepare drawings required for approvals.
• Coordinate with local authorities for plan sanctions and approvals.
• Ensure compliance with BBMP, BDA, BMRDA, BIAPPA, Panchayat, and other applicable regulations.
• 7. Quantity & Cost CoordinationAssist in BOQ preparation.
• Coordinate with the estimation team.
• Recommend value engineering solutions to optimize costs without compromising quality.
• 8. Interior & Landscape CoordinationDesign interior layouts where required.
• Coordinate landscape, lighting, and façade development.
• Recommend materials, finishes, and furniture concepts.
• 9. Marketing SupportPrepare presentation drawings and brochures.
• Support digital marketing with project visuals, renders, walkthroughs, and promotional content.
• Assist in creating architectural content for social media and client presentations.
• 10. Documentation & ReportingMaintain project files and drawing revisions.
• Submit weekly progress reports.
• Ensure proper documentation for all projects.
• Required SkillsStrong architectural planning and design skills.
• Excellent knowledge of construction methods and building materials.
• Understanding of building bye-laws and approval procedures.
• Strong communication and presentation skills.
• Ability to manage multiple projects simultaneously.

ReportingReports To: Managing Director / Project Director

• Work ScheduleWorking Hours: 9:30 AM – 6:30 PM
• Weekly off as per company policy.
• Site visits and client meetings may be scheduled based on project requirements.

• Follow company SOPs and quality standards.
• Maintain professional conduct with clients, consultants, contractors, and colleagues.
