Job Description
This role is the critical bridge between the sales closure and the final handover. At Mangalam Projects, the CRM Manager ensures that the customer journey is seamless, professional, and legally sound.
Given our current pipeline of 1,500+ homes, we need a leader who can manage high-volume customer interactions while possessing the legal acumen to handle complex documentation, K-RERA compliance, and registration processes.

About the RoleYou will be the face of the organization for our homeowners after the initial booking. This is a hybrid role requiring exceptional "soft skills" for relationship management and "hard skills" for legal documentation. You will ensure that every customer feels valued while protecting the company’s interests through rigorous compliance and milestone tracking.
- What you’ll doEnd-to-End Customer Journey: Manage the transition from booking to allotment, agreement, registration, and final possession.
- Legal Documentation: Drafting and finalizing Agreements of Sale (AOS) and Sale Deeds. You will ensure all clauses align with company policy and K-RERA guidelines.
- Compliance Lead: Serve as the internal expert on RERA-related customer communications, ensuring all project updates and timelines are conveyed transparently and legally.
- Collection Management: Oversee the demand note cycle. You will track construction milestones and ensure timely payments, managing the delicate balance between firm collection targets and maintaining positive customer relations.
- Legal Liaison: Coordinate with external legal counsel for Title Clearance Reports, encumbrance certificates, and the scheduling of registrations at the Sub-Registrar’s office.
- CRM Systems: Maintain and optimize the CRM software (e.g., Salesforce, Sell.Do, or Strategic) to ensure 100% data accuracy and generate weekly "aging" and "collection" reports.
- Query Resolution: Act as the escalation point for customer grievances, resolving disputes regarding cancellations, refunds, or modification requests with a legal-first perspective.
- What you needEducational Background: A degree in Business Administration or Commerce. A Bachelor of Laws (LLB) or a diploma in Property Law is a significant advantage.
- Real Estate Expertise: Minimum 5 years in a CRM role within the Bengaluru residential sector. Deep familiarity with local land laws and the registration process in Karnataka is mandatory.
- K-RERA Proficiency: Thorough understanding of the Real Estate (Regulation and Development) Act and its practical application in customer contracts.
- Communication: Fluent in English and Kannada (written and verbal). You must be able to explain complex legal clauses to customers in simple, reassuring terms.
- Conflict Resolution: A calm, professional demeanor with the ability to negotiate and resolve high-pressure situations.
