Every day:
- MEP and operations teams raise multiple procurement requests
- Vendors must respond quickly and reliably
- Materials and services must be sourced accurately
- Costs must remain under control without compromising execution quality
When procurement breaks down, operations slow down immediately.
The biggest operational failures usually happen when:
- Procurement requests are unclear or incomplete
- Vendor sourcing gets delayed
- Negotiations lack commercial discipline
- Follow-ups become inconsistent
- Tickets remain open beyond TAT
- Tracking and documentation become unreliable
At scale, even small procurement inefficiencies create:
- Maintenance delays
- Cost leakages
- Vendor dependency risks
- Poor resident experience

- Build and manage a strong vendor ecosystem
- Negotiate and optimize procurement costs

- Maintain strong process and tracking discipline

This is a procurement ownership and execution role.

What you will be responsible for
1. Review & Validate Procurement TicketsReview procurement requests raised by MEP and operations teams
- Ensure clarity on:
- Quantity
- Specifications
- Material requirements
- Vendor/service needs
- Validate urgency and operational impact
- Reject incomplete or unclear requests
- Prioritize tickets based on criticality and timelines
2. Build & Manage Vendor NetworkIdentify vendors relevant to operational requirements
- Evaluate vendors based on:
- Capability
- Reliability
- Pricing
- Service quality
- Complete vendor onboarding and documentation
- Maintain updated vendor databases and contacts
- Build backup vendor options for continuity
3. Drive Cost Negotiation & OptimizationNegotiate pricing and commercial terms with vendors
- Compare quotations and evaluate best-fit options
- Identify opportunities for cost reduction proactively
- Balance cost, quality, and delivery timelines effectively
- Ensure commercial discipline across procurement activities
4. Manage Vendor RelationshipsAct as the primary SPOC for vendors
- Ensure timely vendor response and delivery execution
- Track vendor SLA adherence consistently
- Resolve vendor issues and delays proactively
- Build long-term vendor reliability and trust
5. Ensure Follow-up & Ticket ClosureTrack all open procurement tickets daily
- Follow up continuously till final closure
- Ensure timely material/service delivery
- Maintain proper closure documentation and updates
- Capture delay reasons and escalation patterns systematically
6. Maintain TAT & Process DisciplineEnsure all procurement tickets close within defined timelines
- Maintain accurate updates in systems and trackers
- Prevent escalations through proactive execution
- Maintain structured and audit-ready documentation consistently
- What success looks like after 6–12 monthsHigh on-time closure rate for procurement tickets
- Strong and reliable vendor ecosystem
- Consistent cost control across procurement requests
- Minimal operational delays and escalations
- Clean and accurate procurement tracking systems
