Job Description
Job Summary
The Project Manager (Field Sales) is responsible for the end-to-end lifecycle of specific real estate projects from a commercial perspective. Unlike a construction PM, this role focuses on the marketability and monetization of the asset. You will be the bridge between the development team and the customer, leading on-ground sales activities, managing a team of field executives, and ensuring the project meets its quarterly revenue and absorption targets.
Key Responsibilities
1. Project Sales Strategy & Execution
Develop and execute project-specific sales plans to ensure maximum inventory turnover.
Identify high-potential micro-markets and execute "below-the-line" (BTL) marketing activities (roadshows, corporate presentations, local events).
Conduct frequent site visits to ensure the project’s "sales readiness" (signage, show-flat maintenance, staff grooming).
2. Field Leadership & Team Management
Lead and mentor a team of Field Sales Executives; set daily/weekly targets for site visits and lead conversions.
Conduct daily "huddles" to review the sales pipeline and address on-ground bottlenecks.
Train the team on project USP, technical specifications, and negotiation tactics.
3. Stakeholder & Channel Management
Manage relationships with real estate brokers and channel partners, ensuring they are incentivized and updated on project progress.
Act as the primary point of contact for high-net-worth (HNI) clients and corporate accounts during site visits.
4. Market Intelligence & Reporting
Monitor competitor pricing, inventory levels, and marketing strategies in the immediate vicinity.
Track and report on key metrics: Lead-to-Site Visit Ratio, Booking Velocity, and Inventory Aging.
Provide feedback to the design/development team regarding customer preferences for future project iterations.
Required Skills & Qualifications
Education: Bachelor’s degree in Business, Marketing, or Real Estate Management. (MBA preferred).
Experience: 5+ years in Real Estate Sales, with at least 2 years in a leadership or project-lead capacity.
Field Expertise: Proven track record of managing site walk-ins and closing high-value property deals.
Technical Skills: Proficiency in CRM software (e.g., Salesforce, Zoho, or SAP) and Microsoft Excel for sales forecasting.
Communication: Exceptional negotiation and presentation skills; ability to explain technical project details (floor plans, FSI, RERA compliance) to laypeople.
Mobility: Must have a valid driver’s license and a willingness to spend 80% of the time on-site or in the field.
