About the Role
is seeking an experienced, proactive, and dynamic Legal Manager to lead and manage all legal affairs, title due diligence, real estate documentation, litigation, and regulatory compliance. The successful candidate will act as an in-house legal advisor to executive management, ensuring seamless project execution, mitigating legal risks, and safeguarding the company's real estate assets and business operations.
Roles & Responsibilities
1. Real Estate Due Diligence & Title Scrutiny
Conduct thorough title verification, property searches, and due diligence for land acquisition and project development.
Evaluate property title trees, link deeds, encumbrance certificates, Revenue/Patta records, revenue maps, and municipal approvals.
Coordinate with panel advocates to obtain formal legal opinions and title search reports.
2. Drafting & Documentation
Draft, review, and negotiate various real estate instruments, including Joint Development Agreements (JDAs), Sale Deeds, Construction Agreements, MOUs, Lease Deeds, Power of Attorney, and Sale Agreements.
Handle registration procedures at Sub-Registrar Offices (SROs) and ensure execution of documents in compliance with state stamp duty and registration laws.
Draft project legal disclosures, customer agreements, and allotment letters in alignment with statutory standards.
3. RERA & Regulatory Clearances
Ensure full compliance with TN RERA guidelines, project registration requirements, and timely filing of quarterly updates/returns.
Liaise with statutory authorities (CMDA, DTCP, Greater Chennai Corporation, Registration Department, and Revenue Department) for project sanctions, approvals, and NOCs.
Monitor changing real estate legislation, municipal bylaws, and state regulatory policies affecting property development.
4. Litigation Management & Dispute Resolution
Represent the company before court tribunals, consumer forums, RERA authorities, and arbitration proceedings.
Draft legal notices, rejoinders, plaints, written statements, and petitions.
Brief and coordinate with external senior counsel for high-stake litigation and dispute resolution matters.
5. Corporate Governance & Advisory
Advise management on corporate transactions, joint ventures, project financing, bank approvals (APF), and mortgage creation.
Maintain comprehensive records of legal files, pending cases, title documents, and statutory licenses.
