Position Title
Manager – Engineering & Technical Service
What this job involves
The Technical Manager is a mission-critical leadership role within the JLL account, carrying full accountability for technical operations, uptime, compliance, and service delivery across all client locations nationally.
This role ensures reliable, compliant, and high-performing technical services across all sites by leading site engineering teams, managing vendors, ensuring statutory compliance, eliminating operational risks, and driving continuous improvement.
The incumbent acts as the single point of ownership for technical performance, ensuring that all facilities operate safely, efficiently, and in alignment with JLL and client standards.
Key Accountabilities & Responsibilities
1. Multiple Sites Technical Operations Ownership
Assume full accountability for technical operations across all Pan-India sites, including HVAC, electrical, plumbing, fire & life safety, BMS, DG sets, UPS, data rooms, and critical infrastructure.
Ensure 100% uptime of critical systems supporting business continuity, with clearly defined escalation, redundancy, and response protocols.
Establish uniform operating standards, SOPs, and best practices across all locations to ensure consistency in service delivery.
2. Preventive, Predictive & Reactive Maintenance Management
Oversee and optimize PPM, condition-based maintenance, and reactive maintenance programs across all sites.
Ensure PPM schedules are comprehensive, risk-based, and audit-ready, minimizing unplanned breakdowns.
Analyze breakdown trends, root causes, and failure patterns; drive corrective actions to eliminate repeat failures.
Ensure timely closure of all reactive tickets within agreed SLAs and zero tolerance for chronic backlog.
3. Vendor & Contract Management
Lead end-to-end technical vendor management, including AMC partners, specialist service providers, OEMs, and on-call contractors.
Validate vendor scope, performance, and deliverables against technical specifications and SLAs.
Conduct vendor performance reviews, audits, and corrective action plans to ensure value, reliability, and compliance.
Control technical OPEX through effective contract utilization, cost optimization, and avoidance of emergency spend.
4. Statutory Compliance, EHS & Risk Management
Ensure 100% statutory compliance across all Pan-India locations, including electrical safety, fire NOCs, lift inspections, pressure vessels, and local regulatory requirements.
Partner closely with EHS teams to enforce safe work practices, permit-to-work systems, LOTO, and incident prevention.
Lead technical risk assessments, safety audits, and emergency preparedness drills.
Own closure of all audit findings (internal, client, statutory) within defined timelines.
5. People Leadership & Capability Building
Lead, mentor, and develop site technical teams, including Technical Managers, Engineers, and supervisors.
Set clear performance expectations, accountability metrics, and development plans for team members.
Drive a culture of ownership, responsiveness, and continuous improvement across the technical organization.
Ensure adequate technical staffing, skill coverage, and succession planning across sites.
6. Stakeholder Management & Client Engagement
Act as the senior technical interface for the client across India, providing confidence, transparency, and proactive communication.
Present technical performance reviews, risk dashboards, and improvement plans to client leadership.
Manage escalations related to technical failures, safety risks, or service disruptions with urgency and ownership.
7. Quality Assurance, Reporting & Continuous Improvement
Implement standardized inspection regimes, checklists, and operational audits across locations.
Review KPIs related to uptime, breakdowns, SLA adherence, energy performance, and compliance.
Drive continuous improvement initiatives including energy optimization, asset life-cycle planning, and adoption of best practices.
Leverage CMMS/BMS data and dashboards for informed decision-making and predictive planning.
What your day-to-day will look like
Reviewing Pan-India technical performance dashboards and site health reports
Conducting virtual and physical audits of sites and critical systems
Resolving escalations related to downtime, safety, or compliance
Driving corrective actions with vendors and site teams
Engaging with client stakeholders on risks, improvements, and investment needs
Coaching Technical Managers and engineers to raise capability and ownership
Required Skills and Experience
12+ years of progressive experience in technical facilities management, with multi-site or Pan-India responsibility.
Bachelor’s degree in Electrical, Mechanical, or Facilities Engineering, or an equivalent technical qualification.
Strong hands-on exposure to MEP systems, critical infrastructure, and life-safety systems.
Proven experience managing large vendor ecosystems and geographically distributed teams.
Strong understanding of statutory compliance, EHS requirements, and audit readiness.
Experience in corporate offices, IT/ITES, BFSI, or mission-critical environments preferred.
Ability to interpret drawings, schematics, OEM manuals, and technical specifications.
Proven experience managing maintenance performance using MTTR, MTBF, RCA, and CAPA frameworks.
Demonstrated competence working with CMMS, BMS, and digital reporting tools.
Experience leading geographically distributed engineering teams and large vendor ecosystems.
Strong statutory compliance and audit management exposure.
