Job Description of HVAC Operator

Job Summary

The HVAC Maintenance Technician is responsible for installing, inspecting, maintaining,

troubleshooting, and repairing heating, ventilation, air conditioning, and refrigeration

(HVAC) systems. The technician ensures equipment operates efficiently, safely, and reliably

while minimizing downtime and maintaining occupant comfort.

Key Responsibilities

 Perform preventive and corrective maintenance on HVAC and refrigeration

equipment.

 Inspect, troubleshoot, and repair air conditioning systems, chillers, cooling towers,

AHUs, FCUs, and ventilation systems.

 Monitor system performance and identify potential issues before failures occur.

 Check refrigerant levels, detect leaks, and recharge systems as required.

 Clean and replace air filters, belts, coils, and other HVAC components.

 Maintain and repair compressors, pumps, motors, thermostats, and control systems.

 Perform routine inspections of ductwork, piping, and insulation.

 Ensure compliance with safety regulations, environmental standards, and company

procedures.

 Respond to emergency breakdowns and provide timely repairs.

 Maintain maintenance records, service reports, and equipment logs.

 Coordinate with other maintenance personnel and contractors when necessary.

Required Skills

 Strong knowledge of HVAC and refrigeration systems.

 Ability to diagnose and troubleshoot mechanical and electrical faults.

 Understanding of refrigeration cycles and refrigerant handling procedures.

 Familiarity with HVAC controls, thermostats, sensors, and Building Management

Systems (BMS).

 Good problem-solving, communication, and teamwork skills.

 Knowledge of safety practices and energy-efficiency standards.

Qualifications

 ITI, Diploma, or Technical Certification in HVAC, Refrigeration, Mechanical, or

Electrical Engineering.

 Certification for refrigerant handling (if required by local regulations).

 2–5 years of experience in HVAC maintenance, facility management, commercial

buildings, hotels, hospitals, or industrial plants.

Working Conditions

 Work in commercial buildings, hotels, hospitals, shopping malls, factories, and

industrial facilities.

 May require shift work, overtime, and emergency call-outs.

 Exposure to mechanical equipment, confined spaces, rooftops, and varying

temperatures.
