ABOUT KONIWAS
KoNiwas is a fast-growing coliving service provider in Noida, offering fully managed, community-driven living spaces for working professionals and students. We are building the future of shared living — and we need driven people to grow with us.
ROLE OVERVIEW
As an Operations Executive at KoNiwas, you will be the operational backbone of our entire Noida property portfolio. You will manage tenants, assets, payment collections, and complaints end-to-end across all properties. You will work directly with the promoter and get full visibility into how a coliving business operates, and grow fast based purely on your performance.
This is a ground-floor opportunity — ideal for someone hungry, reliable, and ready to own their work.
KEY RESPONSIBILITIES
Tenant Management
• Handle end-to-end tenant lifecycle — inquiries, onboarding, room allocation, agreements, and exits
• Maintain updated tenant records, occupancy status, and move-in/move-out logs across all properties
• Build strong relationships with residents to ensure satisfaction and retention
Payment Collection & Reminders
• Track monthly rent dues across all tenants and properties
• Send timely reminders via WhatsApp/call and follow up on overdue payments
• Maintain payment records and share daily/weekly collection reports with founders
Complaint & Issue Management
• Be the first point of contact for all resident complaints — maintenance, cleanliness, facilities
• Coordinate with vendors, electricians, plumbers, and housekeeping for quick resolution
• Log all complaints, track turnaround time (TAT), and ensure full closure
Asset Management
• Maintain property-wise asset registers — furniture, appliances, fixtures
• Track asset condition, flag damage, and coordinate repairs or replacements
• Conduct periodic property audits and report findings to founders
Reporting & Coordination
• Share daily ops updates with founders; flag risks proactively (vacancies, defaulters, damage)
• Support founders in scaling operations as new properties are onboarded
WHO WE’RE LOOKING FOR
• Graduate in any stream; Hotel Management or Facility Management is a plus
• 0–2 years of experience in operations, hospitality, PG/hostel management, or similar field
• Highly responsible and self-driven — able to work independently without micromanagement
• Strong follow-up and communication skills (Hindi essential, English a plus)
• Comfortable with basic tools: WhatsApp, Excel/Google Sheets, email
• Able to manage multiple tasks and properties simultaneously
• Calm under pressure with a solution-oriented mindset
• Based in Noida; two-wheeler preferred for property visits
