Roles & Responsibilities Of Site Supervisor (Real Estate)

As a Site Supervisor, you will be responsible for overseeing day-to-day site operations, ensuring quality construction, and supporting both technical and customer-related activities. Your key duties include:

1. Site Supervision & Execution

You shall supervise day-to-day construction activities at the project site and ensure that all work is executed as per approved drawings, specifications, and project timelines. You will monitor civil, structural, and finishing works to ensure proper progress and adherence to company standards.

2. Support to Site Engineers

You shall assist Site Engineers in planning, coordinating, and executing construction activities. This includes supporting measurement works, tracking progress, and ensuring smooth workflow between engineering teams and site labour.

3. Contractor & Labor Coordination

You will coordinate with contractors, subcontractors, and labour teams to ensure efficient task allocation and timely completion of assigned works. You are responsible for maintaining discipline and productivity at the site.

4. Quality Control

You shall monitor workmanship and inspect materials received at the site to ensure compliance with approved quality standards. Any defects or deviations must be identified and corrective actions implemented promptly.

5. Safety Compliance

You are responsible for maintaining a safe working environment by enforcing safety regulations and ensuring the mandatory use of Personal Protective Equipment (PPE) by all workers at the site.

6. Customer Site Visits & Brochure Explanation

You shall attend customer site visits and provide a professional walkthrough of the project. During such visits, you must clearly explain project details using approved brochures, layouts, plans, and specifications, and address customer queries regarding amenities, construction progress, and timelines.

7. Registration Process Supervision

You will assist and supervise customers during the property registration process in coordination with the sales and legal teams. You must ensure that all necessary site inspections and documentation are completed prior to registration.

8. Project Communication Authority

You shall ensure that only accurate and approved project information is communicated to customers. If marketing personnel require clarification regarding project details, you will be the authorized person to provide such information at the site level.

9. Customer Information Policy

Under no circumstances shall you collect, record, or store customer phone numbers or personal contact details. Strict adherence to this policy is mandatory.

10. Reporting & Documentation

You shall maintain Daily Progress Reports (DPR) and regularly update management regarding work status, delays, or operational concerns. Proper documentation of site activities must be maintained at all times.

11. Finishing & Handover Support

You will supervise finishing works to ensure quality and aesthetic standards are met. You shall assist in preparing snag lists and support the final handover of units to customers.
