Job Summary
We are seeking a highly disciplined, and experienced Facilities Manager, ideally a retired Army veteran, to oversee the comprehensive management and operational efficiency of our large-scale retail shopping mall. The ideal candidate will leverage their proven leadership, strategic planning, and logistics expertise from military service to ensure the facility operates at the highest standards of safety, cleanliness, and operational excellence. 
The Facilities Manager will be responsible for a wide range of duties, from preventative maintenance planning and security oversight to vendor management and budget administration, while ensuring a positive and safe experience for tenants and shoppers alike. 
Key Responsibilities
1. Operational Leadership and Management:
Team Leadership: Supervise, train, and manage all operational staff, including maintenance, security, and housekeeping teams. Utilize motivational and performance-based management techniques developed in military leadership roles.
Vendor Coordination: Negotiate and manage contracts with external vendors for all services, including cleaning, landscaping, pest control, and specialized repairs.
Emergency Preparedness: Develop, implement, and lead emergency response plans for fire, medical, security threats, and natural disasters, drawing on military expertise in crisis management and rapid problem-solving.
Process Optimization: Implement and enforce standard operating procedures (SOPs) for all facility operations, ensuring maximum efficiency and adherence to all health and safety regulations. 

2. Facilities Maintenance and Security:
Preventative Maintenance: Design and oversee the execution of a proactive preventative maintenance program for all mall equipment and infrastructure, including HVAC, electrical systems, elevators, and escalators.
Regular Inspections: Conduct regular, documented inspections of all mall facilities—both front-of-house and back-of-house areas—to ensure safety, functionality, and aesthetic standards are met.
Security Oversight: Work closely with the mall's security team to implement and maintain effective security measures that ensure the safety of all tenants and visitors.
Strategic Planning: Plan and oversee small-scale refurbishments and larger renovation projects, managing all resources and deadlines effectively. 

3. Budget and Tenant Management:
Budgeting: Develop, manage, and track the facilities budget, forecasting resource needs and identifying cost-saving initiatives.
Financial Reporting: Maintain and submit detailed financial records related to maintenance, utilities, and capital expenses.
Tenant Relations: Serve as the primary point of contact for tenant facility issues, addressing complaints and ensuring all needs are met efficiently.
Reporting: Provide regular, comprehensive reports to upper management on operational performance and ongoing projects. 

Required Qualifications & Skills
Experience: Proven experience in a high-level operational or logistics role within the armed forces is essential.
Leadership: Exceptional leadership, team management, and disciplinary skills, with the ability to motivate and guide diverse teams.
Problem-Solving: Strong critical thinking and problem-solving abilities, with experience making rapid, strategic decisions under pressure.
