Job Summary

The Technical Manager is responsible for the overall maintenance, operation, and safety of all technical systems within the residential society. The role includes managing engineering services, preventive maintenance, vendor coordination, statutory compliance, utility management, and ensuring uninterrupted operation of all MEP (Mechanical, Electrical & Plumbing) systems.

Key Responsibilities

• Manage the daily operations and maintenance of all MEP systems.
• Ensure smooth functioning of DG sets, transformers, HT/LT panels, electrical systems, pumps, motors, STP, WTP, fire fighting systems, elevators, HVAC, and plumbing systems.
• Develop and implement preventive and predictive maintenance schedules.
• Monitor and reduce utility consumption, including electricity, water, and diesel.
• Supervise technical staff such as electricians, plumbers, HVAC technicians, and maintenance technicians.
• Coordinate with AMC vendors and contractors for servicing and repairs.
• Ensure timely breakdown maintenance with minimum downtime.
• Conduct routine inspections of technical equipment and common areas.
• Maintain asset registers, maintenance logs, and equipment history records.
• Prepare annual maintenance budgets and monitor technical expenses.
• Ensure availability of critical spare parts and maintenance materials.
• Monitor contractor performance and ensure work quality.
• Verify vendor bills, work completion reports, and service records.
• Ensure statutory compliance related to fire safety, electrical inspections, lift licenses, pollution control, and other regulatory requirements.
• Conduct emergency response drills and implement safety procedures.
• Investigate technical complaints and ensure timely resolution.
• Support renovation and capital improvement projects.
• Prepare daily, weekly, and monthly technical reports for management.

Skills & Competencies

• Strong knowledge of electrical, mechanical, plumbing, HVAC, fire safety, and utility systems.
• Ability to troubleshoot technical faults efficiently.
• Good leadership and team management skills.
• Vendor and contractor management.
• Budgeting and cost control.
• Knowledge of safety standards and statutory regulations.
• Excellent communication and reporting skills.
• Proficiency in MS Excel, Word, and maintenance management software (CMMS preferred).

Qualifications

• Diploma/B.E./B.Tech in Electrical, Mechanical, or Civil Engineering.
• Additional certifications in Facility Management or Fire & Safety will be an advantage.

Experience

• 5–10 years of experience in facility management or residential/commercial real estate.
• Experience in managing large residential societies, townships, or commercial properties is preferred.
