Maintenance Officer

Position: Maintenance Officer

Location: Residential Society (Low High Rise- 8 or 9 floors)

Reporting To: RWA Managing Committee / General Secretary

Desired Profile

• Graduate/Diploma with 5–10 years of facility or residential society maintenance experience.
• Basic knowledge of electrical, plumbing, firefighting systems, lifts, DG sets, and building maintenance.
• Good communication, coordination, and record-keeping skills.

Key Responsibilities:

1. Oversee day-to-day maintenance and upkeep of the society.
2. Monitor lifts, DG sets, pumps, STP, common lighting, and other facilities.
3. Supervise housekeeping, security, and maintenance staff.
4. Coordinate with vendors and ensure timely completion of maintenance work.
5. Attend and resolve residents' maintenance complaints.
6. Ensure proper functioning of water, electricity, and common utilities.
7. Maintain records of complaints, AMCs, repairs, and service schedules.
8. Ensure compliance with fire safety and other statutory requirements.
9. Obtain quotations and assist in maintenance-related purchases and cost control.
10. Report major issues and recommendations to the Managing Committee.

Important

• The Maintenance Officer shall not issue approvals, permissions, or NOCs on behalf of the RWA unless specifically authorized by the Managing Committee in writing.
• This last point is particularly important for defining accountability and avoiding unauthorized decisions.
