Property Manager, Bliss Farm Stays

We are looking for a Property Manager to oversee end-to-end day-to-day operations of our managed residential and hospitality properties (Airbnbs & villas). This is a high-ownership role suited for someone who can manage multiple properties efficiently, build systems, and ensure consistent on-ground execution without constant supervision.

What This Role Really Requires

This is not a run-around-the-property” role. We are looking for a smart operator who can manage properties effectively – often remotely – by building systems, enforcing SOPs, and driving accountability on the ground.

Ability to create, implement, and enforce SOPs across properties

Strong capability to manage and control caretakers and staff to ensure standards are met

Skilled at getting work done through people, not by doing everything themselves

Can train existing staff in housekeeping and hospitality standards, or hire the right people if the current team falls short

Maintains a sharp eye for detail across cleanliness, upkeep, and guest readiness

Ensures discipline, ownership, and performance culture across teams and vendors

Roles & Responsibilities

Property Operations & Management

• Manage day-to-day operations of assigned properties (villas/apartments/guest houses).
• Ensure all properties are maintained in a guest-ready condition at all times.
• Oversee readiness across rooms, washrooms, common areas, and outdoor spaces

Maintenance & Preventive Upkeep

• Oversee maintenance, repairs, and minor renovations
• Plan and execute preventive maintenance schedules (electrical, plumbing, ACs, appliances, fixtures, furniture).
• Ensure timely and high-quality closure of all maintenance tasks.

Vendor & Contractor Coordination

• Manage vendors across plumbing, electrical, carpentry, painting, deep cleaning, pest control, AMC servicing, etc.
• Negotiate, evaluate quality, and ensure timelines are met.
• Build and maintain a reliable vendor network, including emergency support.
• Track service history and maintain proper documentation.

Guest Experience & On-Ground Coordination

• Ensure smooth check-in readiness and overall on-ground guest experience.
• Maintain high hospitality standards across all touchpoints.
• Handle escalations and ensure quick resolution through coordination with teams/vendors.

Safety, Compliance & Documentation

• Ensure adherence to safety standards, internal SOPs, and property guidelines.
• Maintain and update:

Property inventory & consumables

Equipment/appliance status

Vendor bills and maintenance logs

Incident reports

Team Coordination & Training

• Manage and coordinate housekeeping, caretakers, and security staff.
• Train teams on housekeeping and hospitality standards.
• Hire or replace staff where required to maintain quality benchmarks.
• Ensure discipline, grooming, and service etiquette standards
