Position Overview

Seeking an experienced Property Manager with 7-8 years of proven success in commercial property management to oversee day-to-day operations, tenant relations, and strategic asset performance for a commercial building portfolio.

 

Key Responsibilities

 

Operational Management Oversee all daily operations of assigned commercial properties, ensuring optimal functionality and tenant satisfaction. Coordinate maintenance, repairs, and capital improvement projects while managing vendor relationships and service contracts. Implement preventive maintenance programs to protect asset value and minimize operational disruptions.

 

Financial Management Prepare and manage annual operating budgets, monitoring variances and implementing cost-control measures. Oversee accounts payable/receivable, rent collection, and financial reporting. Conduct regular financial analysis to identify opportunities for revenue enhancement and expense reduction. Prepare monthly financial reports and variance analyses for ownership and stakeholders.

 

Tenant Relations & Leasing Support Serve as primary point of contact for tenants, addressing concerns promptly and maintaining high satisfaction levels. Coordinate lease administration including renewals, expansions, and modifications. Support leasing efforts by preparing spaces for showings, coordinating tenant improvements, and facilitating smooth move-ins. Conduct regular tenant meetings and property inspections.

 

Vendor & Contract Management Negotiate and manage service contracts with vendors, contractors, and suppliers. Ensure all work meets quality standards, safety regulations, and budgetary constraints. Maintain comprehensive vendor database and evaluate performance regularly.

 

Compliance & Risk Management Ensure property compliance with all local, state, and federal regulations including building codes, safety standards, and environmental requirements. Manage insurance claims and coordinate with risk management. Maintain all required licenses, permits, and certifications. Implement and enforce property policies and procedures.

 

Team Leadership Supervise on-site staff including maintenance personnel, janitorial teams, and administrative support. Provide training, performance evaluations, and professional development opportunities. Foster a collaborative work environment focused on service excellence.
