Legal Advicer :- Real Estate, Revenue & Customer Relations


Employment Type: Full-Time


Compensation: ₹50,000 - ₹1,00,000 per month (Based on experience and expertise)


Job Summary


We are seeking an experienced and dynamic Legal Professional specializing in Real Estate and Revenue matters to manage legal due diligence, title scrutiny, customer legal support, documentation, compliance, and company legal affairs. The ideal candidate will act as a legal advisor to management and internal departments while ensuring seamless execution of property transactions and regulatory compliance.



Key Roles & Responsibilities


1. Legal Due Diligence & Property Verification


* Conduct comprehensive legal scrutiny and due diligence for land and property acquisitions.

* Verify title documents, ownership records, encumbrances, RTCs, mutation records, revenue records, and other statutory documents.

* Assess legal risks associated with property transactions and provide recommendations.

* Prepare title verification reports and legal opinions.


2. Legal Documentation & Drafting


Draft, review, negotiate, and vet legal documents including:


* Sale Agreements

* Sale Deeds

* Development Agreements

* Joint Development Agreements (JDAs)

* Lease Agreements

* Memorandums of Understanding (MOUs)

* Powers of Attorney (POA)

* Vendor Agreements

* Customer Agreements

* Legal Notices and Replies


Ensure all documentation complies with applicable laws and company policies.


3. Customer Legal Support & Relationship Management


* Attend customer meetings and address legal concerns.

* Educate customers regarding property ownership, title verification, registrations, and legal compliance.

* Convince and assist customers in resolving legal and documentation-related concerns.

* Provide legal clarification during sales, registration, and post-sale processes.

* Work closely with CRM and Sales teams to enhance customer satisfaction.


4. Corporate Legal Affairs


* Handle and manage company legal issues and disputes.

* Coordinate with advocates, consultants, government authorities, and registration departments.

* Support litigation management and dispute resolution processes.

* Provide legal advisory support to management on strategic and operational matters.


5. Internal Legal Advisory


Provide legal guidance and support to:


* Sales Department

* CRM Department

* Projects Department

* Finance Department

* Management Team


Review business decisions from a legal and compliance perspective.


6. Compliance & Record Management


* Maintain legal records, contracts, title documents, case files, and compliance documentation.

* Monitor compliance with Real Estate, Revenue, Registration, Land, and Corporate Laws.

* Ensure proper maintenance and safekeeping of legal records.


7. Reporting & Risk Assessment


Prepare and present:


* Legal Opinions

* Title Due Diligence Reports

* Risk Assessment Reports

* Compliance Reports

* Case Summaries

* Management Legal Updates



Required Qualifications


* LL.B. / LL.M. from a recognized university.

* Enrollment as an Advocate preferred.

* Specialization in Real Estate and Revenue Laws.

* Minimum 5+ years of relevant experience in real estate legal practice.



Required Skills


* Expertise in title scrutiny and land documentation.

* Strong knowledge of Karnataka Land Revenue, Registration, and Property Laws.

* Experience in drafting and vetting legal agreements.

* Excellent customer handling and communication skills.

* Strong negotiation and dispute-resolution abilities.

* Ability to independently manage legal matters and documentation.

* Proficiency in Microsoft Office and legal documentation systems.

Work Schedule


* Full-Time Position (9:30am - 6:30pm)

* Weekly Off: Tuesday
